Terms & Conditions - Interiors by Dezine & Build (DZB)
Dezine & Build (DZB) is the residential design-build segment of Macrealities.
By engaging our interior design and execution services, you (“Client”) agree to the following Terms
& Conditions.
1. Definitions
- DZB / We / Us Dezine & Build by Macrealities.
- Project Interior design and/or execution services described in DZB’s quotation or proposal.
- Design Sign-Off Milestone when drawings, materials, and scope are approved for execution.
- BOQ Bill of Quantities issued by DZB.
- Client Vendor Any vendor or contractor appointed directly by the Client.
2. Pricing, Taxes & Duties
- All prices are quoted in INR and exclusive of taxes unless stated otherwise.
- GST and statutory levies apply at the rate valid on invoice date.
- Tax-rate increases after sign-off shall be borne by the Client.
- Clients are responsible for statutory KYC compliance (PAN / Aadhaar linkage, etc.).
3. Intellectual Property & Copyrights
- All designs, drawings, renders, and documents shared by Dezine & Build by Macrealities remain our exclusive intellectual property.
- Designs are shared solely for execution by DZB. Re-use or sharing with third parties requires prior written consent.
- Editable files are released only after contractual milestones are met.
4. Design Development, Revisions & Validity
- Two (2) rounds of design revisions are included unless otherwise stated. Extra revisions may affect cost and timeline.
- Quotations are valid for 30 days from issue.
- 3D renders are visual representations; final products may vary in grain, shade, and lighting.
5. Site Measurements & Sign-Off Drawings
- Pre-kick-off measurements are indicative. Final sizes are confirmed after site verification by DZB’s project engineer.
- Signed-off drawings and BOQ are final. Changes after sign-off will be treated as variations and may impact cost and timeline.
6. Changes Due to Technical Non-Feasibility
- During execution, minor deviations may occur owing to site conditions, material availability or technical feasibility.
- DZB will explain implications and obtain written approval. Revised costs and timelines may apply.
- Alternate materials of equivalent grade may be suggested if originals are unavailable.
7. Scope, Exclusions & Client Responsibilities
- Unless specified otherwise, quotations exclude countertops, appliances, sinks/taps, gas piping, civil changes, and painting.
- Client must ensure site readiness (power, water, lift access, permissions).
- Floor protection and dust-control measures may be chargeable if not included.
8. Vendors & Third Parties
- DZB is responsible only for works executed by DZB-appointed vendors and teams.
- DZB is not liable for quality or delays in works done by Client Vendors or others engaged privately. Such works are outside warranty coverage.
9. Quality Assurance & Inspections
- Stage-wise quality checks are performed by DZB’s project team.
- Minor surface variations within tolerance are not considered defects.
- Progress updates may be shared via daily or weekly reports depending on project size.
10. Timelines & Handover
- Execution timeline commences after Design Sign-Off and payment realisation.
- Delays due to force majeure, third parties or site access issues extend the timeline.
- “Ready-to-Move-In” status is declared when major installations are complete and only minor snags remain.
11. Payments & Milestones
- 10 % – Project sign-up advance
- 40 % – At Design Sign-Off
- 50 % – Before material dispatch / installation All payments are non-refundable once the stage is initiated. Work may pause if payments are delayed.
12. Cancellations / On-Hold / Refunds
- 100 % refund applies only if the project is cancelled before site measurement and first design discussion.
- After design kick off, payments are non-refundable.
- Projects can be placed on hold for a maximum of 90 days (subject to storage charges and revised pricing).
13. Damage to Client-Supplied Items
- DZB is not responsible for damage to Client-supplied items handled on request.
- Final paint touch-ups are the Client’s responsibility if painting is outside DZB scope.
14. Conduct & Site Etiquette
- Respectful communication is mandatory. Abusive behaviour toward DZB personnel may lead to project suspension or legal remedy.
15. Warranty — Interiors by DZB
15.1 Coverage
- 5-Year DZB Workmanship Warranty on DZB-executed modular and fixed works from handover date.
- Covers cabinet structure, shutters, edge-banding, and joinery failures under normal residential use.
- Manufacturer Warranties apply for hardware, lighting, appliances, and branded fittings.
15.2 Exclusions
- Normal wear and tear, scratches, stains, moisture or chemical damage.
- Colour / shade variation due to ageing or sunlight.
- Water seepage, pest damage, or force majeure events.
- Repairs / alterations by non-DZB personnel.
- Denial of reasonable access for inspection or service.
15.3 Claim Procedure
Email info@macrealities.com or call +91 95661 66295 with invoice number and photos.
Keep the handover document and warranty card ready.
DZB will inspect and determine repair or replacement eligibility.
16. Cleaning / Protection / Access
- One pre-handover deep cleaning is included only if specified in scope.
- Floor and wall protection are chargeable extras when not part of BOQ.
- Manual carriage above second floor without service lift may incur handling fees.
17. Safety & Compliance
- DZB follows standard site safety protocols within its scope. Client must obtain all building permissions and work permits.
18. Communication & Records
- Only email / written approvals or signed documents are binding. Verbal instructions do not constitute valid change orders.
19. Dispute Resolution & Jurisdiction
- All disputes shall be subject to the courts of Chennai, Tamil Nadu, India. Governing law: Indian Contract Act and applicable statutes.
20. Policy Updates
- DZB may revise these Terms & Conditions from time to time. The version signed at project kick-off will apply unless amended in writing.
Service & Maintenance
- One complimentary service visit within 12 months of handover to adjust hinges, channels or alignment.
- Replacement parts (if needed) are chargeable as per brand policy.
- Annual maintenance and deep cleaning available on request as paid services.
