We provide full assistance and documentation support for government approvals and permits across Chennai and Tamil Nadu. While we don’t process them directly, our team and partners will guide you throughout, regardless of your chosen package.

Does Dezine and Build offer design and 3D visualization services?

Yes! Every package includes detailed planning, working drawings, and 3D elevations. The Premium and Custom packages also include advanced 3D renders and virtual walkthroughs.

Can Dezine and Build help with obtaining home loans?

Yes, we assist with documentation for home loans and can connect you to banking partners. This support is available for all clients, regardless of package.

How do I pay for my home construction?

Payments are structured as per construction stages. An initial booking amount is paid at design sign-off (8%), with the balance divided over milestones-applies to all packages.

What is included in the quoted price?

Your price includes all agreed scope: design, drawings, project management, and construction. Standard, Premium, and Custom packages each have clearly outlined inclusions and upgrades.

Is the compound wall included in your package?

Compound wall construction is optional for all packages. You can add it to your scope as per site needs.

What happens if material prices increase during my project?

Package prices are fixed at contract signing with a 5% buffer for market fluctuations. Any change beyond this will be discussed openly and transparently.

Can I customize the materials and finishes?

Yes! The Standard and Premium packages offer set options, while the Custom package is 100% flexible-choose your brands, finishes, and even construction techniques.

How many design revisions are included?

Three free revisions are included in all packages. Additional changes are possible at a nominal charge.

What plumbing and electrical materials are used?

Only ISI-certified pipes, wires, and fixtures-upgrades available in Premium and Custom.

Minor modifications are possible up to the relevant construction phase in any package. Major changes (esp. Custom) are managed with transparent cost and time impacts.

Who will supervise my project?

Every Dezine and Build project in Chennai and Tamil Nadu is managed by our local, in-house project managers and site engineers, regardless of package.

What technology do you use for project tracking?

We provide a digital dashboard and WhatsApp updates for every client. Premium and Custom clients receive enhanced progress tracking and photo/video documentation.

We follow a 400-point proprietary Quality Checklist on every project. Premium and Custom packages include more frequent checks and third-party audits on request.

Are there warranties on construction?

All packages come with a 10-year structural warranty and 1-year free maintenance.

Do you conduct third-party quality audits?

Yes, especially for Premium and Custom packages. Third-party audits are also available for Standard package clients on request.

Project timelines are similar across packages: usually 8-14 months depending on site, size, and complexity. Custom homes may vary based on design features.

How long does it take to complete one floor?

Generally, 5 months for the ground floor, and an additional 1.5 months per floor, depending on the package scope and customization.

How soon can you start construction after booking?

Construction begins within 4-6 weeks after design approval and permits-applies to all packages.

Will I get regular updates?
